Commercial Property FAQs Dublin

How MR Commercial can support your office search

Why should we partner with MR Commercial Real Estate for our global property requirements?

1

One point of contact for every market. We search, shortlist, negotiate, and manage the paperwork - for a single office in Dublin or a portfolio across Europe. You deal with us; we deal with everyone else.

What countries and markets do you cover?

2

Ireland is home base, but through our partner network powered by OfficeHub we cover Europe, North America, Asia-Pacific, the Middle East, and emerging markets. Expanding somewhere new? We’ll connect you with people who know that market.

Can you help with multi-market expansion projects?

3

Yes - it’s one of the things we do most. Offices, warehouses, and retail units, across several countries at once. We handle market intelligence, site selection, lease negotiations, and coordination, so you open on time in every location.

How can I contact you?

4

Use our contact page, or email craig@mrcommercial.ie. We usually reply within one business day.

Dublin Office Search Questions Answered

How much does it cost to rent office space in Dublin 2?

1

Pricing depends on the type of space and the specific location. Coworking desks start from around €200 per month per person. Serviced offices for small teams typically run from €800 to €1,800+ per month all-inclusive. Grand Canal Dock and St Stephen's Green command the highest rates; Temple Bar is generally more competitive. All-inclusive serviced office pricing covers business rates, utilities, broadband, and building services - making the comparison with traditional lease base rents more favourable than it first appears.

What is the difference between a serviced office and a coworking space?

2

A serviced office is a private, dedicated space that only your team uses, accessed on a licence agreement (typically one month minimum). Coworking gives you access to shared workspace - desks, meeting rooms, and communal areas - on a membership basis. Both are ready immediately and priced inclusively. The right choice depends on your team size, your need for privacy, and how often you are actually in the office. We help you compare both before making a recommendation.

How long does it take to find and move into office space in Dublin 2?

3

For serviced offices and coworking, the timeline is short - typically one to two weeks from initial search to occupancy. Traditional leases take considerably longer: usually 8 to 16 weeks for legal due diligence, lease negotiation, and fit-out. With a clear brief, we can shortlist two or three strong options within 48 hours. Most clients are in their space within a month of first contact

Can you help a business relocating to Dublin from outside Ireland?

4

Yes - this is a significant part of what we do. Ireland's position as a base for European operations drives consistent demand from businesses establishing their first Irish office. We understand the practical requirements: a credible registered address, a lease term suitable for a new entity, and offices that support banking, visa, and company registration requirements. We have worked with businesses from the US, UK, Europe, and Asia establishing in Dublin 2.
